Information for Renters

Looking for a place to call Home? You've come to the right place. As a licensed real estate Broker and Leasing Manager at Holte and Associates, Heather can help you find a place to call your own.

As a Renter what do I need to be prepared with when I view a property?

Depends upon what stage you are in. The unfortunate side effect of the economy is rentals are going quick. If you currently have a place, great, if not when you have an official viewing at a place you love make sure to have the following items with you:


- A Rental Application. One can be downloaded here (must have Adobe Reader - Click here to download Adobe Reader)

- A Copy of your CA Drivers License or Government Issued Identification. When filling out an application this is a must, and one is needed for everyone over the age of 18 that will be living in the apartment or home.
- Copy of Social Security Card for everyone over the age of 18 that will be living in the Apartment or home
- Some form of financial support showing you can pay the rent. Most owners require proof that you meet certain income requirements (usually two times the monthly rent), this can be a pay stub from current employment or Social Security check, a bank statement or proof that you are receiving funds from some other source.
- Cash. When applying for a lease we will run a credit history the cost of which is $25 dollars per adult over the age of 18 that will be living in the apartment or home.

What if my credit is bad?

The one thing we know is bad credit doesn't mean you are a bad person, and sometimes a credit report isn't the only thing that a decision to rent is based upon.  We also look at your Employment history and past Rental history.  If your credit is not strong enough to secure an apartment with us you, we do offer the option of a co-signer.  Or we may ask for a larger security deposit.  If you have questions or concerns, just give Heather a call. She can be more specific with your personal questions. Unfortunately, we can never give you confirmation of approval or non-approval over the phone.

What if none of your properties fit my needs?
